About the Institute for Luxury Home Marketing

The Institue for Luxury Home Marketing is a membership organization for real estate professionals (Realtor and representatives of the National Association of Home Builders members only) who work in the upper-tier residential market around the world ( for our purposes, upper tier is the top ten percent of market sales as defined by price range or $500,000, whichever is higher.

The Institue offers training in luxury home marketing and awards an international designation to agents who meet performance standards in the upper tier market.

The Institute promotes its members to affluent homebuyers and sellers.

The Institute also conducts research in the luxury market.

What it takes to become certified

In order to earn the CLHMS (Certified Luxury Home Marketing Specialist) designation I have had to fulfill various requirements:

  1. Take and pass the required course
  2. After taking and passing the required course I qualified as a member of the Insitute for Luxury Home Marketing
  3. In order to earn the designation of CLHMS (Certified Luxury Home Marketing Specialist) proof must be provided that I had a certain number of listings and sales during a specific time frame in the luxury home market, defined as follows: the top ten percent of past sales according to Multiple Listing Statistics and in no event no sale under $500,000. Verification of this rule is by submitting MLS data to the Institute showing me as listing or selling Realtor and the top ten percent of the market is verified by my broker signing, before a notary public, a statement showing that he verifies that the top ten percent has been calculated correctly and that my listings and sales conform to those statistics.
Marketing Luxury Estate Homes

Marketing luxury homes is very different than the usual marketing of standard homes. Here are some of the differences:

  • Marketing to the Luxury Market Realtor. A network of Realtors who mainly work with high end buyers and sellers is very important to the sale of your home. Through the years I have developed a network among us - in the greater Orlando area and throughout the United Statesamong my contacts through the Institute of Luxury Home Marketing that shares information about the properties we are marketing because we are the first ones to know who wants to buy and who wants to sell.
  • Generally all homes are put in Multiple listing. This enables all Realtors to be able to find available homes for their buyers within a particular price range and area. The luxury market requires that the photos and virtual tours are done by a high end photographer and that the rooms are staged in a way to play up all the positives. this is much more expensive than the usual "$99.00 special" tour/photo that the standard Realtor will order. Statistics show that high end buyers want to get a very good "feel" for the property and that they like to view as many photos online at their convenience. They don't want to waste time going from home to home and therefore they preview the homes online which their Realtor sends them. This is why high end, professional photography and stagins is the first difference.
  • The Description. Together with professional photos and staging, the wording used to describe the features of your home are crucial to getting the interest of potential buyers.
  • Special "Featured listing/Showcase Listing" in Realtor.com which is the main search engin/portal for buyers who are simply searching the internet on their own.
  • Platinum Web Site for your home only. This is a unique way to promote your home by having itw own very upscale web page.
  • RE/MAX Collection. This is the luxury division of RE/MAX which is designed to attract high end buyers from all over the world through its high end advertising placements and its international sites. RE/MAX has real estate offices throughout most of the world. Marketing through such venues as Unique Homes, Distinctive Homes, The Wall Street Journal, and DuPont Registry are just some of the venues used to give your home maximum exposure to the demographic that would be interested in your home and able to purchase it.
